responding to above comments on insurance;
as a broker for 30 years and managing my own apartments , i offer some thoughts....
each host might consider $10m in liability policy, great benefit relative to cost,,,dont know why website needs insurance except to protect from claims from hosts or friends/visitors, creates an additional cost, each member should indemnify the site
another thought to differentiate f & g from other sites , could to be to offer an additional level of screening of hosts and visitors,, for hosts, require an application that verifies host owns or has written approval to "allow friends ".. if a long term rental, the host is approval for subleasing,,,,, this would give visitors a little assurance that scams collecting deposits or shared property costs payments would be less likely. what do you think about this ? all info goes to site manager and is confidential, not to be shared under any circumstances; requires some labor cost.
if site could allow host direct communication with prospective member, friends/visitors, host could do their own additional screening, which of course is advisable; application, credit and criminal back ground check.... F & G SITE, can use this as ADDITIONAL INCOME STREAM... we use Buildium and they seem slow on screenings, site would need to be prompt, immediate turn around
the above practices reduce the need for insurance from site
perhaps the site has or could have a brief section on screening visitors, make sure they are friends, also describe to visitors the importance of RESPECT for neighbors ...and related subjects ?
